Room door locks for HMOs and shared houses
In a house let by the room, every bedroom door needs its own lock and every tenant needs their own way in. Codes and fingerprints do that better than keys: nothing to cut, nothing to collect, and a tenancy change is done from your phone.
Lock and fitting from £199 · fitting only, from £120
A lock per room, a code per tenant
Each room gets a lock that opens by fingerprint, PIN or card, and with a key if the batteries ever run flat. The tenant has their own code or fingerprint for their room; nobody else's opens it.
Put a smart lock on the front door as well and the tenant has two credentials, the front door and their own room, managed from the same app.
The lock we supply for these doors is our fingerprint, PIN and card lock for room doors, and the more rooms fitted at once, the less each one costs.
Bedroom doors are often fire doors
In a licensed HMO the bedroom doors are often fire doors. We fit smart locks to fire doors, and fit them so the door still does its job: we check the door's markings first and use a lock and fixings suited to it.
From inside the room the door opens with the handle, with no code or key needed, so nobody can be locked in. If your licence conditions say anything about locks or fire doors, send them and we will work to them.
When a tenant moves out
Their code is deleted and their fingerprint removed, from your phone, the day they leave. The new tenant is added the same way. No lock change, no keys left in a drawer, and no wondering who still has one.
Batteries across a whole house
Every lock has its own batteries. The app warns you well before any of them run low, so a change can be done at the next visit rather than as a call-out. We show you how at handover.
The app is yours
The account that runs the locks is set up in your name, or your agent's, not ours. You keep control of every code whether or not we ever come back. For more than one house, see landlords and property managers.
- Can tenants be locked in their room?
No. From inside, the handle opens the door without a code or key.
- What if a tenant forgets their code?
You can send them a new one from the app, or use their fingerprint or card instead. Most tenants use more than one.
- What if a battery goes flat?
The key still opens the door, and the app warns you well before it gets that far.
